How We Evaluate Applications
- Income — Generally, monthly income should be at least 3x the monthly rent
- Credit history — We look at payment patterns, not just the score
- Rental history — References from previous landlords
- Employment stability — Steady income source
- Application completeness — All required information provided
- Overall picture — We consider circumstances and context
- Race, ancestry, place of origin, colour, ethnic origin

Is there an application fee?
No. We don't charge application fees.
How long until I hear back?
Most applications are processed within 2-3 business days. We'll contact you as soon as a decision is made.
Can I apply for multiple properties?
Yes, but please let us know if you're interested in more than one property so we can coordinate.
What if I have bad credit?
We look at the full picture, not just the credit score. Explain any circumstances in the "additional information" section. Strong income, good references, or a guarantor can help.
Do I need a guarantor?
Not always, but a guarantor (co-signer) may be required for applicants with limited credit history, lower income, or other factors. We'll let you know if this applies.
What if my application is denied?
We'll let you know the general reason. You can ask questions, and we're happy to discuss. You can also apply for other properties in the future.
