Do you have experience with condo boards and approvals?
Yes. We've managed condo properties for over 40 years and have strong relationships with boards across Ottawa. We handle board notifications, coordinate approvals for tenants and move-ins, and manage all condo corporation communication on your behalf. You don't deal with the board — we do.
What's the difference between my responsibility and the building's responsibility?
That depends on your condo's bylaws and status certificate, but typically: you're responsible for your unit's interior (appliances, flooring, paint, fixtures). The building is responsible for structure, common areas, building systems, roofs, and exterior. We know where that line is for your building and route maintenance requests appropriately — saving you money and preventing disputes.
How do you handle condo fees vs. management fees?
These are separate. Condo fees go to the corporation (we ensure they're paid on time). Management fees are what you pay us. We track both in your monthly report so you understand exactly what's coming out and why. No surprises.
What happens during move-in and move-out?
A lot. We coordinate elevator bookings with the building, schedule move times per building rules, ensure the tenant has the right key fobs or access cards, confirm parking spot assignments, and collect security deposits. On move-out, we inspect the unit, coordinate any repairs, and return deposits per Ontario law. The building's move-in coordinator is looped in the whole time.
Can the condo board reject my tenant?
The board can't reject a tenant arbitrarily, but we make sure our selections align with the building's standards from day one. We screen for occupancy limits, credit history, and background checks. Our tenants fit the building's rules — preventing complaints and board conflicts.
What if there's a special assessment or major building expense?
The condo corporation pays for major building items through special assessments or reserves. These don't increase your management cost. We keep you informed and help you understand how they might affect your finances, but they're separate from your rental income and management fees.
How quickly can you fill a vacant condo unit?
