Most screenings are completed within 2-3 business days. Complex cases (self-employed applicants, international references) may take slightly longer. We don't rush — thorough screening is worth the wait.
What credit score do you require?
We don't use a single cutoff number. Credit history tells a story — we look at payment patterns, the types of debt, and circumstances. Someone rebuilding credit responsibly may be a better tenant than someone with a higher score but recent problems.
What if an applicant has no rental history?
First-time renters aren't automatically disqualified. We look at other factors: employment stability, income level, personal references, and sometimes a co-signer or additional deposit where appropriate and legal.
Can I reject a tenant for any reason?
No. Ontario's Human Rights Code prohibits discrimination based on race, ancestry, place of origin, colour, ethnic origin, citizenship, creed, sex, sexual orientation, gender identity, age, marital status, family status, disability, or receipt of public assistance. We ensure all screening decisions are legally compliant.
Do you guarantee tenants?
