Frequently Asked Questions

How often do you inspect properties?
Seasonal inspections twice per year (spring and fall), plus move-in and move-out inspections. Periodic inspections during tenancy as needed, typically 1-2 times per year.
Do tenants have to let you in?
With proper notice (24 hours, in writing, during reasonable hours), yes. Ontario law allows landlord entry for inspections with appropriate notice. We handle all notice requirements.
What if you find damage?
We document it, assess responsibility, and discuss options with you. Depending on severity and cause, we may address immediately, add to maintenance schedule, or pursue tenant responsibility.
Do you charge extra for inspections?
Routine inspections are included in our management fee. Inspections are part of properly managing your property — not an upsell.
Can I get copies of inspection reports?
Yes. All reports are available in your owner portal and can be emailed on request.
What about furnished properties or special items?
We can create custom inspection checklists for unique properties, including furnished rentals with inventory tracking.
